Welcome to the Bristols community website! We are located just off 126th Street Brook School Road, within Hamilton County's Town of Fishers. This website is intended to assist the residents of our community so that together we can maintain the value of our homes, and continuously improve the safety and beauty of our neighborhood.

We welcome input from all visitors to this site and from anyone owning or constructing homes within The Bristols neighborhood, as we work together to build a great community.

Notes from the HOA President:

Nov 19th, 2008 - HOA Election Results
The Board would like to thank the homeowners who were able to attend the Nov 17th Voter's Meeting. Prior to the day of the meeting, (3) candidates had submitted self-nomination forms: David Rose, Christina Sutton, & Steve Herrmann.

In that there were less than (5) candidates, nominations were accepted from the floor. Via floor nomination, (3) additional candidates were placed on the final Ballot: Judy Morlock, James Flint, and John Lupacchino.

Per the election results, the new Board of Directors will be:

  • James Flint (3 year term)
  • Christina Sutton (3 year term)
  • David Rose (2 year term)
  • Steve Herrmann (2 year term)
  • John Lupacchino (1 year term)

    Congratulations to the above individuals, and a special "thank you" to resident Judy Morlock for her willingness to serve our neighborhood!

    Departing Board Members:
    Two Bristols Board Members opted not to run for re-election: Treasurer, Cathy George and Vice-President, Phil King. At this time, I would like to publicly thank them both for their dedicated service to our community. Cathy and Phil put forth an amazing amount of time and effort during their tenure as Board Members.

    The past 18 months (since our first election) have brought enormous challenges, and many of the things accomplished would not have happened without their "above and beyond the call of duty" efforts. The leadership and dedication provided by Cathy and Phil will not be easily replaced, and we all owe them our gratitude and thanks...

    Thank you both, once again, for your dedicated service to this community!

    Annual HOA Meeting
    The homeowner's annual voters meeting has been scheduled for November 17th, 2008 at 7:00 PM. The meeting will be held at the New Hope Presbyterian Church, located at 126th & Brooks School Rd. At this meeting, homeowner's will be asked to cast their ballots towards the election of 5 Board Members.     Resident Suggestion/Complaint Form
    In the past month I noticed that I had not received any "complaints" via the web page's complaint form. For a time, I simply took that as "everything must be going okay" (!). However, I recently realized that it might be for another reason... The suggestion complaint form was designed to be forwarded to a separate email acccount. That account went to an "insightbb.com" address. As you likely know, those accounts are now "@comcast.net". I have since changed my settings, so it should be working properly now. I apologize to any residents who may have sent something via the form, and never received a response...


    Sept 25th, 2008 - Board Resignation
    Secretary, Joe Baer, has submitted his resignation to the HOA Board of Directors. The Board officially accepted Joe's resignation at their Monday night meeting. We would like to thank Joe for more than a year of service to the community, and his dedication in working with the other Board Members.

    Board Actions
    The Board interviewed (3) candidates to fill the open positions that were created by the resignations of Mr. Hebert & Mr. Baer. As a result, we are pleased to announce the following additions to the Board:

    Sept 8th, 2008 - Letter: "bristols.communikey"
    This past weekend you may have received a flyer that began; "We are excited to announce the launch of our new community site...".
    This flyer has caused a great deal of confusion and I have received dozens of emails asking about the "new Bristols site". The flyer is very misleading in that it never identifies the "we", and most people assume that it came from the HOA. I have no idea who distributed the flyer, and I would like to emphasize that the advertised site is in no way affiliated with the Bristols HOA.

    Perhaps this would be a good time to provide some info concerning the "bristolsresidents.com" web page. While this page has been serving as the "official HOA web site", it has not (in any way) been funded by the HOA. I have built and paid for this site entirely on my own, and have funded those expenses for about 4 years now. Recently, the Board has been investigating the possibility of developing an "official HOA web site", but that has not yet been accomplished. If a new site is developed in the future, we will inform the residents via this page and our newsletter...


    Sept 1st, 2008 - Events Committee Notes:

    Football Party:
    The Annual Bristols Football Party will take place on Saturday, October 4th, and will be held at MudSock Football Field at 7:00 PM (this event is for adult Bristols residents only). A flyer will be distributed with the Bristols Newsletter with more information regarding the Football party. Please note the RSVP slip at the bottom of the flyer. We request that all RSVP’s be placed in the Bristols mailbox (located in front of the pool) no latter than Sept. 20th; your input will greatly assist us in planning for food, chairs, etc.

    Biggest Loser Contest:
    The Bristol’s Biggest Loser is back. If you are interested in participating, the cost is $20 and the first weigh-in will take place Wednesday, September 17th from 6:30-7:00 PM. The contest will run for over 12 weeks. There will be a monthly prized based on the highest percentage lost. The final prize will be determined based upon participation.

    Bristols Garage Sale:
    The Bristols Fall Garage Sale is scheduled for Saturday, September 20th (the posted hours will be 8:00 AM - 2:00 PM). If anyone is interested in assisting with the creation of signs, please send an email to: csuttonbristols@yahoo.com

    Halloween Party:
    The Children’s Halloween Party is scheduled for Saturday, November 1st at 1:00 PM. The party will be held at the pool parking lot. We will start off with a short parade along the walking path by the pool, and return to the pool parking lot for a costume contest, games, and prizes.


    August 14th, 2008 - Events Committee
    Want to help plan and coordinate activities within the neighborhood? The Events Committee is in the process of reastablishing their group, and welcome any residents who would like to volunteer. If you would like to participate, please contact Vice-President, Phil King, at:

    August 11th, 2008 - Property Management
    For a little over a month we have been utilizing Mr. Steve King of KAM LLC as our Property Manager. We have been very impressed with the things Mr. King has accomplished in such a short period of time. At last night's Board Meeting it was unanimously decided that we will be employing his company for the foreseeable future.     Board Resignation
    Vice President, Chris Hebert, has submitted his resignation to the HOA Board of Directors. The Board officially accepted Chris' resignation at last night's meeting. We would like to thank Chris for his past year of service to the community, and his dedication in working with the other Board Members.
    While consideration was given to interviewing other potential candidates, there are no plans to fill the vacated position at this time.


    July 24th, 2008 - Crime & Safety Committee
    Block Captain Crime Watch training is scheduled for Monday, July 28th at 6:30pm. The meeting will be held at the Fishers Police Station.

    July 8th, 2008 - "Flavor of Fishers"

    The Fishers Chamber of Congress has asked me to announce the "Flavor of Fishers" event, which will be held August 2, 2008 at USA Parkway Circle.

    Covenants Committee:
    The Covenants Committee is currently conducting a survey of every home within The Bristols. This effort entails checking lawns, fences, basketball goals, etc. With 500 homes, this is a huge under-taking! Additional details will be provided in the months ahead...
    July 4th, 2008 - Happy 4th of July!

    I apologize for the lack of updates on the web site. I just returned from a week-long vacation and I'll try to post some updates within the next few days.

    Lost and Found: A resident asked me to post a "lost item notice" on the web page today. This homeowner lost a red diaper bag containing children's items, medicine, and a digital camera. If found, please contact me as soon as possible so that we might return it to the owner. As a side note, lost items are typically taken to our pool and can be given to the Attendant for safe-keeping...


    June 13th, 2008 - Swimming Pool & Playground

    Pool Schedule
    For those that may not know, heavy quantities of rain wreak havoc with a pool's chemical balance. Due to the enormous amount of rain that we have recently had, our Pool Manager has been working diligently to rebalance the pool chemicals each day. If, at some point, the pool is closed during normal hours it is because the water has been treated and is not yet safe for swimming. We appreciate your patience and understanding, and will reopen the pool as quickly as possible.

    Playground
    We are pleased to announce that our Developer (Platinum Properties) has responded to our request to address flooding in the playground (swing-set) area. This past weekend a drain was installed in an effort to remove the pools of rain-water that would collect in that location.


    HOA Property Management Notice

    We have terminated our relationship with Cumberland Management (effective June 1st, 2008). Despite our best efforts to make this a successful partnership, the situation was simply not working as well as we had hoped. The Board of Directors will be searching for a new Property Management company in the weeks ahead, and we will do our best to notify the homeowners of any new developments. In the meantime, please continue to send your requests via this web site or the neighborhood drop-box located in front of the pool...

    By now, I'm sure that most of you have heard the news about the recent arrests that were made in our neighborhood. In case you missed it, here is a link to the story:

The Crime & Safety Committe has been trying to install a "Neighborhood Crime Watch" program...and we need your help.     StreetLights
    The issues involving our streetlights continues to be a "never-ending headache". The company that we had just started using to service our lights closed down their business earlier this month and left without warning. So, we had to go back and determine who we wanted to use as our primary electrician. To make a long story short, we are hoping to have ALL of our streetlights working again within the next few days. I apologize that these things have taken so long to resolve...please know that we have been working diligently to get these types of issues resolved!

    May 16th, 2008 - HOA Voters Meeting

    Spring Clean-up Day
    First, I'd like to provide a quick reminder that tomorrow, Saturday May 17th is our "Community Spring Cleaning Day". We will be meeting at 10:00 AM at the pool, for all who would like to participate. Also, we will have a table set up at the pool for pool registration. Homeowners who have paid their HOA dues, and have signed the pool rules agreement, will be given a decal to affix to their pool cards... Hope to see you there!

    Meeting Notes
    Thank you to all who attended yesterday's Voter's Meeting. The meeting ran from 7:00 PM until 9:15 PM, and a great deal of information was shared with the homeowners who were able to attend.

    Unfortunately, we were unable to conduct a valid election at this time (per the voting requirements of our By-Laws). While the Board has been working to revise our original HOA By-Laws, this was not accomplished in time for the meeting. One of the requirements that we are planning to change in the By-Laws is the quorum that is required for an legal election to take place. Currently, our By-Laws state that an election must comprise a sixty percent (60%) vote (which is the equivalent of 300 homes). While we had a great turnout, we fell far short of reaching that requirement. The Board will inform all Homeowners of the next meeting's date as soon as we are able to get it scheduled.

    The President's "State of the HOA" report was delivered via a PowerPoint Presentation. Therefore, 95% of the material that was shown consisted of graphics (and was accompanied by oral commentary). The Treasurer's report (which is included with the President's presentation) contains several slides that might be more self-explanatory.     In that the PowerPoint presentation does not provide any dialogue, I spent some time creating a written report. This report is a compilation of the monthly reports that I have been submitting to the Board. I have removed a large number of attachments (copies of bills, letters, etc)...and I've tried to remove any notes that would be improper to share with the public (personal homeowner information, etc). If there are names/items in the report that should be removed, please contact me. Even with the deletion of a large number of items, the report is still 41 pages long. Perhaps it will make good reading material for those suffer from insomnia! I hope that you find it beneficial, even if you just would like some information on a particular topic.     May 8th, 2008 - HOA Voters Meeting

    The annual homeowner's voters meeting has been scheduled for May 15th, 2008 at 7:00 PM. The meeting will be held at the Fishers Town Hall this year. At this meeting, homeowner's will be asked to cast their ballots to elect (5) Board Members. There are also going to be a number of other HOA issues that will be discussed, as well as "State of the HOA" reports.

    If you are unable to attend the meeting, please use the Proxy form that you received in the mail (a copy is included below) to cast your votes for (1) to (5) of the candidates. Unfortunately, our Management Company forgot to include the mailing's "cover letter" and a link to that document has been included below as well.

    The deadline for candidates to be listed on the Proxy was May 1st. Any additional nominees that are received (between now and the day of the meeting) will be included on the meeting's ballot.

    April 24th, 2008 - VERY important notice: It was my intent to leave the garage sale notice at the top of this page throughout the weekend. However, something much bigger and more important was brought to my attention which bumped the Garage Sale notice down a spot...

    Life is full of trials and adversity. At this time, we have a neighborhood resident who is undergoing his own difficult ordeal in his battle against cancer. A fund-raising event has been planned which provides an opportunity for family fun and, more importantly, supports a noble cause.     March 4th, 2008 - HOA Dues Letter

I also incorrectly typed "Indianapolis", instead of "Fishers". I must have not been fully awake when I worked on that!     February 27th, 2008 - My apologies...

    I apologize for not updating this page more often. There is so much that needs to be done, and it is difficult keeping up with it all. Something has to get placed on the back-burner...unfortunately, its been this web site. Below are some responses to questions that I've received.

    Street Signs:
    We have several missing street signs (name plates) and those are on order. We also have some stop signs that were are in the process of fixing.

    Street Lights:
    Regarding the streetlights....I share the frustration of those who have sent me emails! Unfortunately, most of the remaining unlit streetlights in our neighborhood are not a simple matter of burnt out bulbs. I wish it were that simple. The remaining non-working lights have problems with power getting to the poles. It is going to be a large expense, but one that we have to address. I thought that we had the process of getting some of our lights fixed underway, but I need to check on the status of that. That being said, the lights along Packers/131st are an example of lights that have major problems. The underground wiring has been damaged, and it is going to cost a LOT of money to get that fixed.

    Again, I apologize for the extremely long delay on fixing the lights. I'm simply trying to be extremely careful with homeowner funds. While I'm not sure I'm going to win the argument, I'm tying to pin the problem with those type of lights on the Developer. In my mind, fixing those lights isn't a matter of "normal maintenance". Rather, I see it as an installation/construction failure. I think the Developer should pay for the expenses of fixing those lights and not us.

    Snow Removal:
    Again, I understand the resident's frustration with our snow removal, and I hope that they will understand mine as well. The LAST thing I wanted to do going into 2008 was raise our dues. I don't want to pay any more per year than the next person. Unfortunately, we had to work really hard in 2007 to not finish the year $1000's of dollars in debt. Terminating our contract with our former Management Company was a large part of that cost savings, but there are many other areas that needed to be addressed as well.

    Snow removal costs are very expensive. Perhaps I'm simply to cautious with our funds (due to last year's experience), but I don't want to spend any more than I absolutely have to. In 2007 Omni selected our vendor for snow removal service. On a day like we has last week, that vendor would have come out twice...plus put down about 5 tons of salt. It would end up being around a $3,000.00 bill to the HOA. That makes me sick just thinking about it. This year, we have a new vendor and it is totally my call on when to have them plow or not plow. If I bring them out to early in the day, I run the risk of having to call them out a second time. With the 2-hour school delay last Thursday morning, I had them wait until 8:45AM to clean our streets. Bad choice? Perhaps. I could easily have them come out at 5:30AM and then again later in the day if needed. I'm sure it would be great from an "appearance" stand point. I just hate spending twice the money on snow removal when there are so many other things we could spend it on to improve our neighborhood.

    In November we discussed not hiring snow removal service at all (in an effort to not raise HOA fees). We would simply wait on the Town of Fishers and be at their mercy. I think we are waaay down on their priority list and residents would really be upset if we had a 6 inch snow that wasn't cleaned out until the following day. If the residents want to get rid of our snow removal service, and wait on the Town, I'm fine with that. But I wasn't going to try that this year without allowing homeowners to voice their opinions. The fact that I've received a number of complaints about the streets not being plowed often enough is telling in itself. That is what we will get on a constant basis if we wait on the Town of Fishers.

    Every snow we receive I'm faced with decisions. Plow or not plow? What time should they come out? Do I buy 6 tons of salt for all of our streets, or just 1 ton for the intersections? Unfortunately, there never is a "correct" answer. No matter which way I go, I'm going to receive complaints. The EASIEST thing I could do would be just spend the money and plow/salt constantly. That would make the residents really happy (because of the service they are receiving)...but it would really bother me that we would be spending all that money and have nothing tangible to show for it.

    So, I agree. The snow removal has not been ideal this year. The residents can place the blame for that squarely on my shoulders. We are currently doing okay with the amount we have budgeted for snow removal. Or are we? What is the correct amount to budget for snow removal? Do we still have 2 or 4 huge snow storms left in this year? ...or have we seen the last snow day we'll have? Very difficult to develop a spending plan for something as unpredictable as snowfall...

    In conclusion, I'm thinking about bringing a referendum to the homeowners at our annual meeting. Should we be using private snow removal or Town of Fishers? Automatically plow when we hit 2" of snow...even if it means calling out the crews twice that day? Salt every street or just the intersections? Now, there is no way the homeowners would ever agree on what our policy should be. However, I could implement the majority opinion and develop a rule of thumb for snow removal. At least that way, everyone would know what to expect...

    So, I'm sorry if you are are one of those who have been unhappy with the decisions I've made in this area. All I can tell you is that I'll try to do my best as we move forward. My goal is obvious: I want to have clean, promptly plowed, streets....and I want to do that in as inexpensive a manner as possible. I wish it were as easy as it sounds...

    The 2008 Homeowner Association Dues are due by January 31, 2008. If payment is NOT received by Thursday January 31, 2008, a $25 late fee will be added to your account.

    I apologize for the late notice, but I've just been informed about a meeting that impacts all Bristols residents (those with young children). The school board is meeting Monday, January 14, 2008 at 7:00 P.M. (at the Central Office on Cumberland Road) to further discuss boundary mapping for school districts.

    January 2nd, 2008 - Happy New Year!

    Christmas Tree Disposal Info: Fishers Parks & Recreation will provide two collection sites for live holiday tree recycling this season. Trees can be taken to Roy G. Holland Memorial Park, at One Park Drive, and dropped off in the fenced-in area at the southeast corner of the parking lot. Trees can also be delivered to Cumberland Park, at 10580 Cumberland Road, and left in the east parking lot. Mulch made from the trees is used throughout the parks and trail system.

    Trees may be left between December 26 and January 14 and all wrapping and/or wiring should be removed before bringing them to the site.
